Landlord/Tenant Act - Laws pertaining to rental properties

Do you know what the law says?

Are you a new real estate investor working with residents? Or are you a considering investing in rental properties?  Then you should be very familiar with the laws that govern to your particular state. These laws apply when you own a property and rent it.  Oklahoma Investors can view these laws at: http://www.ok.gov/OREC/documents/Landlord%20and%20Tenant%20Act%20Update.pdf

The guidelines and laws have been compiled and published for members of the general public and licensees for informational purposes only. It is intended as a general guide and is not for the purpose of answering specific legal questions. Enforcement of these laws are a matter for a court of proper jurisdiction and legal proceedings must be filed in the county that your rental property is located.

This publication is very useful and has been approved and issued by the Oklahoma Real Estate Commission. You will easily find laws for just about any rental issue you may have.

Did you know that if any person(s) living in the home, (ie, family, friend or renter) that If the person residing in the home, abandons, surrenders possession of, or is evicted from the rental property and leaves goods, furnishings, fixtures, or any other personal property of an any value on the premises of the of property, the property owner may take possession of the personal property and give notice to the resident, demanding that the personal property be removed within the dates set out in the notice but not less than fifteen (15) days after delivery or certified mailing of notice, and that if the personal property is not removed within the time specified in the notice, the landlord may sell the personal property at a public sale, and apply all monies to the residents account.

As a current Property Manager, for a highly successful real estate investor in the Oklahoma City Metro Area, I highly recommend researching these laws and read this publication, especially if you are considering investing in rental properties, or if you, yourself are new to the rental property business.  Protect not only your investment, but protect yourself as well.
