    Sell Your House

I don’t know about you, but it seems as though I get really impatient as soon as I put a house on the market. I just get all excited when I’m in a rush to sell it. And I’ve experienced a rush like that many times over the years when I got in the mood to sell quickly.  Getting in a rush to sell your house fast is not a bad thing, as long as you are willing to take on the project with an attitude of 100% personal responsibility. In this article I’ll explain what I mean when I say 100% responsibility, because it’s a little bit unusual.

It’s really all about timing whenever you want to sell your house fast. I’ve remodeled a lot of single family homes over the years and in the process I’ve discovered that buyers who are picking out a house for their personal residence often want to choose their countertops, paint colors and carpeting. It’s only logical that homebuyers would want to participate in decisions regarding the finishing touches on their home. They just want to make a personal statement in decorating their own house, and those choices are enjoyable, the final part of the remodeling process.

What I’m saying here is that you don’t necessarily have to fix up the place when you want to sell your house fast. You may find buyers who will enjoy doing the remodeling themselves, which saves you time and money, and gives them an opportunity to decorate the house just the way they like it. Taking 100% of the responsibility when you decide to sell your house fast means you need to consider exactly what you have to sell, and then think about what kind of buyer you need. When I choose to sell houses that are unfinished, properties that may need more work before they are complete, I know that the perfect buyer in this situation is a real estate investor. Investors often buy houses that are unfinished so that they can make some profit in the process. They are eager to acquire the house so that they can get to work to finish and resell it. So, investors can be my perfect buyers for a quick sale. If you have a house that needs work done to it and you want to sell your house fast, consider calling a real estate investor first. You can find them in the yellow pages and also in small classified ads in newspapers and local shoppers. Real estate investors advertise to buy homes for cash, which is another big advantage when you want to sell your house fast.

Remember that although you may list your house with an agent you will also need to get involved in the marketing process yourself. What I am telling you is that posting online classifieds as the seller, and dealing with phone calls and emails that come directly to you as a result of your online postings is a very powerful way to move things along and sell your house fast. You might even find that showing your house to interested prospects is not that much trouble, but provides a good atmosphere for the prospective buyers. You need to know getting a quick sale requires you to work at marketing and showing your house yourself. I always get involved in the marketing efforts myself for that reason.

But when I am traveling or get involved in other projects to the point where I’m too busy to post my own ads, I simply schedule time to get on the phone and call some potential buyers that I know personally.  As I mentioned, calling other investors who can close quickly is one way I can often accomplish my goal of a quick sale.
