Does it seem like there is a house on every street corner for sale in your town? In the Midwest where I live I’ve described the current marketplace as a high school dance. That sounds strange, I know. But I use that example to show that at a high school dance there are so many kids who really want to get out and dance, but they have to be noticed first, before they are chosen. Since most people aren’t very comfortable promoting themselves, that tendency towards shyness often keeps them on the sidelines through the whole dance. That’s not how I operate, however. Whenever I want to sell a house quickly I remember that I just have to get out there and make it happen. I have to step out on the dance floor and grab a partner, right? Well, in the same way I have to promote my own house for sale myself in order to make things happen quickly out there in the real estate marketplace.
First let me discuss listing with an agent when I want to sell a house quickly. My decision depends primarily on the house itself, and also my own schedule. I have to stop and think back to the days when I was first getting started buying houses as investment properties. When I do that I remember how overwhelming it is at first. The process can really be intimidating for sellers who have never sold a home. It is intimidating because it’s a lot of work, and that’s the truth. It can certainly seem to be too much work until you consider the alternative, which is giving up some home equity in the form of a real estate commission. Selling a house is pretty much the same as anything else you want to accomplish. The first thing you have to do is set some priorities. And the next thing you have to do is establish and action plan based on those priorities, then get started and stick to it. Basically, that’s all it takes to sell a house quickly.
Of course you’ll want to give some thought to your support team, the professionals who can help you work your plan and accomplish your goal of a home sale. What I do when I need to sell a house quickly - I ask agents, attorneys, appraisers and any other professionals I may need to hire exactly what they are willing to do for me. And then I have to be prepared to follow up on them as well. My list of helpers may include cleaning help in order to get my house cleaned up for showing, and repairmen who help me maintain it, as well as my office staff who help me get documents prepared. Oh, and my list includes my agent if I’m hiring one.
But to sell a house quickly, the absolute best plan is to find some real estate investors and invite them over to see the house. I am personally in the business of paying cash and closing quickly whenever I buy a house as an investment, so I know other investors who also pay cash quickly, too. If you are seriously looking for a buyer who will take care of all the details for you, and pay closing costs as well as closing quickly, you’d be well-advised to call an investor first. Call an investor to come over and look at your house by reading the real estate classifieds in your local newspaper and weekly shoppers, and by noticing billboards and online forums. I have also found investors who pay cash and close quickly by going out and driving around the neighborhoods where I own property and looking for “For Rent” signs to get the owners’ contact information. Because rental houses are most often owned by investors, that’s a good way to get their phone numbers. When you want to sell a house quickly you may want to call some real estate investors in order to accomplish your goal.
