How to Sell a Home – Know Your Responsibility

Are you wondering what I have to say about how to sell a home that differs from other experts on the web? That would be a good question to ask. So, let me answer it in this article, and say that my main point is to tell every seller that he or she is completely, 100% responsible for selling a home. Let me repeat that another way, you, as the homeowner, can certainly get some help selling your house, but ultimately the responsibility is yours. You can choose to delegate some tasks involved in selling a house to other people of course, for example, relatives, agents, attorneys, bankers and other professionals. That is perfectly appropriate and commonly done. However, it doesn’t change the fact that transferring some tasks is not transferring the whole responsibility off the seller’s shoulders.

I cannot stress this point enough, really. Every seller needs to understand it. Thinking that other people are going to you’re your best interests in mind is a recipe for disaster. Yes, they want to help you, but they will never feel the full weight that you feel. Especially if you need to sell a home fast, then you really have to know how to sell a home, starting at the very beginning. Don’t forget, the professionals who are willing to help you sell your home are doing so at a price. But your personal knowledge and motivation is priceless. What you know about your home and your neighborhood, as well as what you know about your own financial needs is the foundation knowledge each seller needs when considering how to sell a home.

Even the most highly professional real estate agents and attorneys who are representing a property owner cannot “own” the unique pressure belonging to the seller. That’s like thinking a doctor can actually feel your physical pain. It doesn’t work like that with our bodies or with the sale of homes. The people you hire who have the professional skills and who produce the legal documentation you require to sell a home are very important in your sale process. But they can never replace you. Just remember that.

So, why are there thousands of articles on the web about selling homes, all telling you how to sell your home? Is there really all that much to know? Personally, after many years of buying and selling dozens and dozens of homes during my career as an investor, I’ve learned whenever I am the buyer I have a different attitude than when I am the seller. That’s only natural, I guess. But homeowners have to remember that their own personal experiences buying a home will certainly influence the transaction when the time comes to sell the home. That’s only natural, and it’s what we all do whenever we have a little bit of personal experience. In sharing my experience with you, I’m hoping to save you a lot of time and possibly some grief in your own learning process. When I talk about how to sell a home it comes from many years buying and selling and learning. It’s not that there’s so much to learn, really, it’s about getting to the important stuff first.

So, let’s review: It doesn’t matter who you pay to help you sell your home, you still have to get involved in the process yourself. You have to keep tabs on your professionals take the blame others when your home has not sold. I realize that’s a tough pill to swallow. But it’s a picture of exactly what I’m talking about when I say you have 100% responsibility for a sale. If things are not working out, it may be that you need a different team working for you. It might be that simple. But more likely than not, you probably have not invested enough personal time working on selling the home yourself. The most critical point is to feel the whole weight of the responsibility yourself, and also to care. That’s how to sell a home.
