I’ve sold hundreds of houses because I bought them and remodeled them to make a profit as a real estate investor. It’s my business and it’s what I do for a living. So, whenever I get ready to sell my house fast I go to my computer and locate an icon for my trusty list of tips. I actually have an icon so that I can refresh my memory each time I start preparing a house for sale. I not only have to prepare the house itself, but I have to prepare myself for the selling process. To a great extent, in order to sell my house fast I have to adopt the proper mental attitude. That’s what I’m sharing with you in this article – how to acquire and keep the right attitude for selling houses fast. So, back to my computer screen and my handy-dandy icon… when I click on it, this is what I see:
Check the house thoroughly from top to bottom to find anything that is not working properly and needs to be repaired.
Check for strange or bad odors. Buyers must be able to imagine themselves moving into the house immediately and taking possession of the place, just as it is.
Go to the office of the county assessor, in person or online, and obtain a list of all neighboring property owners. Get physical mailing addresses from the county records.
Compose, write and mail out postcards to every neighbor, announcing my house for sale and asking if they or anyone they know would be interested in buying it. Mail these postcards immediately.
Take postcards or flyers with the same information to convenience stores, hair salons, auto repair shops and grocery stores in the neighborhood. A good headline for a poster or flyer is: Need A Great House Nearby? Never use the words, “must sell” in any communication, any ad or website posting.
Include the date, time and address of your open house on the post cards and on the flyer or poster. Invite everyone to the open house. Hold the open house, more than once if necessary.
People who call to see the house prior to an open house must be told that they have to make an offer immediately if interested. I will not put a home on hold for anyone.
Exude confidence and remember I wanted to buy this house once upon a time, so I am looking for new buyers who value the house as I do.
Post online classified ads on craigslist and ebay classifieds. Reply immediately to all emails and phone calls from all sources.
There, now that you have seen my list, get busy and follow it yourself. It is a fool-proof plan put into action many, many times to achieve fast sales for me and for others I have advised. Truthfully, this list has worked remarkably well for me over and over again, and it’s still working well for me whenever I want to sell my house fast
Of course many times I begin my sales process by calling investors I know, people who own rental houses, and I ask them to come look at my house as a possible rental. You can use this technique, too. There are hundreds of real estate investors in your area, I assure you, many of whom own several houses, and those investors may be potential buyers for your house as well. The whole idea is to think about the people who might already be looking for a house like yours. It’s not about finding somebody and trying to sell it; it’s about finding somebody who is already looking and supplying them with what they desire. That’s the way to sell a house fast.
