    Sell A House in Miami

It might seem strange to you when I say that the first thing you need to do when you decide to sell a house in Miami is just sit down and think through your reasons for selling, but that’s really what you need to do.  Thinking through your reasons doesn’t take long, but it can be a little surprising. If you go ahead and list with a real estate broker without giving any thought to your specific reasons for selling, you may be missing an opportunity. If one of your goals is to get your equity from the sale of the house, then you’ll get to keep more of your equity if you consider selling your house “by owner.”

Selling a house is basically a job that takes time and energy to accomplish, and it requires certain skills. But marketing your own house is part of the job that you are equipped to do for yourself. You have plenty of knowledge about it and if you are motivated to keep more of your equity when your house sells you may want to consider marketing it yourself. Most sellers don’t think they have enough time to take on another job such as selling their own house, even if it means they would save a lot of money on their sales transaction. Yet they’ll mention that their real estate agents seem too busy to spend much time with marketing activities.  That’s why I suggest to sellers that they get personally involved in order to sell a house in Miami right now.

Sellers call me and complain that their house isn’t being shown much and they’ve had no offers. That’s the moment I ask what they have done personally to market their house themselves. They may be surprised by my question, but my point is made successfully. Owning a house is a responsibility, and selling that house is part of the responsibility when the time comes to sell.

At some point in our conversation sellers will usually ask me how to go about marketing a house themselves. Since I’ve had plenty of experience selling my  own houses there are a few suggestions I can share: a) post online at craigslist.com and ebayclassifieds.com;  2) send out postcards to let your neighbors know your house is for sale;  c)chat with people everywhere you go;  and 4) hold an open house yourself. It’s a tough market out there and it takes a lot of effort to sell a house in Miami, so every seller needs to think and then get into action marketing his or her own house. Simply doing what it takes to market your own house is the best way to find your buyer and close a sale.
