Sooner or later it may be time to sell a home in Miami, and that’s a good time to remember that thinking comes before selling. I’m saying that thinking about why you want to sell a home is your first step in the process of getting it sold. I like to start by making a list of reasons I need or want to sell, so I suggest you do the same thing.
Actually, thinking through your reasons when you need to sell a home in Miami isn’t the hard part, but it can be intimidating simply because it’s unfamiliar. I believe the reason most sellers list with a real estate agent without giving much thought to marketing their homes themselves is because they don’t know what to do or they simply don’t want the responsibility. Selling a home is like having another job that takes time and energy to accomplish. Since people are so busy these days most sellers don’t think they have enough time to take on another job, even if it means they would save a lot of money on their sales transaction. Many sellers are disappointed with their real estate agents because agents seem to be too busy to put much attention on each listing, and they blame their agents when a home doesn’t sell. That’s why I say that sellers have to get personally involved to sell a home in Miami these days.
Whenever I hear sellers complain that their home hasn’t been shown much and they haven’t received any offers, I usually ask them to describe what they have done to market their home themselves. Naturally they are surprised by my question, but I’ve made my point because owning a home is a responsibility, and selling that home is part of the responsibility, too.
Following up on my questions, some sellers ask me how to go about marketing a home themselves. I have had a lot of experience buying and selling homes so of course I have a few suggestions to make: 1) Post free ads online. No matter what your real estate agent says, it’s your home and you can run ads to find buyers yourself; 2) Send postcards to your neighbors or knock on their doors and talk to them about your home for sale, asking if they know anyone who might want to move into the neighborhood; 3) Talk to people everywhere you go, and ask them if they know anyone who is looking for a new home; and 4) Hold an open house and show it yourself because this is the best way to make sure people see it.
These days, to sell a home in Miami a seller has to think first and then get busy marketing it. Doing what it takes to market your own home is the absolute best way to take responsibility and find a buyer and close a sale.
