    Sell A Home In Wichita Falls

    I’ve had to learn a lot over the years I’ve been buying and selling homes, and sometimes that means I have to change directions when necessary. But some things are simply bedrock basic and they form the foundation of my success as a real estate investor.  Whenever I sell a home in Wichita Falls I remember to do the things that I know will work to accomplish my purpose.

    One of the first things I need to consider is whether or not to hire an agent to help me sell my home.  Since I make that decision for each home separately, meaning I don’t handle each property the same way, there are several facets to my decision.  Do I want to take the time to do the work myself? The marketing, showing and closing activities can be very time consuming.  Maybe would I rather pay an agent to help me sell a home in Wichita Falls?  When someone asks me how I make these decisions I compare it to changing the oil in my car. Knowing how to accomplish a particular task doesn’t mean I should spend my time on it. For example, I can drive into a shop with mechanics waiting to change my oil quickly and efficiently while I’m talking on my cell phone making money. I guess that’s a no-brainer picture that demonstrates why I never change my own oil!

    After considering a particular home and each of my various options, such as whether I want to offer owner financing or perhaps a lease with option agreement, I usually know whether I’m going to list it with an agent or not. If the home lends itself to the marketing and closing methods provided by real estate agents, then I often turn the process over to an agent and spend my own time preparing another home for sale.

    Another way to get the most exposure at the lowest cost is by way of an open listing agreement. This is an agreement I sign with several agents when I want to sell a home in Wichita Falls and it gives them each an opportunity to earn a commission on the sale, but only if they personally sell the home.  When I have an open listing agreement I retain the right to sell my home myself without being obligated to pay a commission. An open listing agreement is a good tool for anyone with the skills to close a real estate transaction through a title company and who wants to sell a home in Wichita Falls. I have used open listings with great success several times myself.
