Much debate goes on about whether it is better to buy a newer home versus buying an older one. Each have there own advantages and disadvantages that go along with them. In my opinion, there is something very special and authentic about older homes. They just have so much charm and were really well-built back then. Newer homes are, however, becoming more environmentally friendly with a “greener” approach such as tank-less water heaters and solar panels, which wins some points in my book. Not to say you can’t upgrade to these greener options with your older home too. If your thinking far into the future about which choice would be better when it comes time to sell your house, you cant really go wrong with either choic, there will always be people drawn to newer and older homes. I’ll list some of the pros and cons of both options to help guide you in the direction of choosing a home that is most suitable for you.
Older Home
Pros:
- Larger lots, more privacy
- Better materials were used such as redwood vs. pinewood which is more common these days
- Trees are fully developed and mature
- Centrally located
- History and character
- Excellent craftsmanship
- Arched doorways, hardwood floors, unique tile work
- Value increases over time
- Established neighborhoods
Cons:
- Maintenance: plumbing, roof, electric
- Asbestos
- Termites
- May need to be updated to “newer codes”
Newer Home
Pros:
- Updates amenities
- Sprinkler systems installed
- Larger bathrooms and kitchens
- More storage/closet space
- HVAC systems
- Environmentally efficient
- Additional rooms
Cons:
- Builders cut-corners
- Don’t use quality products
- Subdivisions look identical
- Cookie-cutter spacing
- Landscape is not as mature
With all of this in mind, you may choose which type of home you would prefer, but it really all comes down to what you can afford. It may seem more expensive to purchase a newer home, but it could also save you money from costly and unexpected repairs that go along with older homes. It’s definitely a good idea to get your finances in order and base your decision on what is most affordable for you. With the age of the home aside, the very most important factor, which I’m sure you’ve heard before, is: location, location, location. When it comes to selling your home, location is a deal breaker in most cases and adds a lot of extra value to your home.
