I try to see every house I sell as a unique property because that’s what helps me sell it. How does a change of perspective actually work? Stepping into the position of new buyers means I can remember why I bought the house in the first place. I buy certain houses and I don’t buy others because there are features I like, and if I like the house that means other people will like it, too. I start by walking through the house and, perhaps surprisingly, I actually get enthused about the place all over again. If I’m on the phone I describe the unique features and I talk about all remodeling I’ve done since I purchased the house. Buyers usually come over to see the house because my enthusiasm was contagious. When they arrive at the house they feel right at home.
I also get prospective buyers involved whenever I
sell my house in OKC by asking for their suggestions. As we walk through the rooms they give me feedback about how they would change things. I get them involved because looking at the house from the perspective of an owner is a good perspective for a buyer. You might way it’s the opposite perspective from the one I’m having- I need to see the house as a new buyer and they need to see it as the owner!
When I hear them discuss where the couch would look best and where a sound system could be installed, that’s a good sign. I excuse myself and go outdoors, leaving them to continue discussing the house. Usually they come find me and that’s when we look at the landscaping together and have a conversation about how it could be improved.
It’s a proven fact that no two people ever see a house the same way, but even so, I’ve learned a lot by listening to people talk about making improvements. Once again, it’s a good sign when buyers start talking about remodeling when I sell my house in OKC.
