    Stepping Into the Buyers Perspective

    I got the domain name 18002SellHomes after many years of buying and selling houses, and it’s the name of my company now. We specialize in buying and selling houses in Oklahoma City, and we also have some in Florida. A few things I’ve learned from owning a lot of houses over the years will interest other people selling houses, whether that means selling one house or several. Here’s a list of ideas, things I do when I get ready to sell a house in Oklahoma City, and they are things you can do, too:

    1. Try to step back and see your house the same way other people see it. Actually, your personal perspective is not what is important; you must see it just the way a person who is seeing it for the first time will actually see it. When you develop this ability to see your house this way you will find new enthusiasm to write about it in ads and talk about it in person to get buyers interested.

    2. Whenever anyone calls you or emails you about your house, start by asking them some questions first, for example: what they are looking for in a new house. Listen carefully to what they say.  I might ask, “Will you need a separate bathroom for each bedroom?”  I wouldn’t ask a question like that unless I had discovered that they have relatives coming to live with them and thought they might surely need extra bathrooms.  Asking questions and making sure to listen carefully is the way I determine if my house is likely to be a good fit for buyers or not. Depending on their response, I might tell them, “It doesn’t sound like my house is a good fit for you, but maybe you have friends who would be interested in it.”  Usually they appreciate my candor.

    3. Get your house ready for showing and determine the best time of day to show it. Homebuyers really appreciate looking at a house without barking dogs, noisy neighbors and traffic. Check all the rooms to make sure they are clean and take a deep breath to make sure the place doesn’t have any odors as well. If you have tenants living in the house this can be an issue, since you are not completely in control of the premises.
