For several years now I have been buying and
selling real estate, most recently through my company, 18002SellHomes. Of course I’ve had to learn a lot over the years, and change directions when necessary. But some things stay the same, and these things are just so basic that they have become the foundation of my business as a real estate investor. Whenever I need to sell my home in Oklahoma City, I simply do the things that I know will work to accomplish my purpose.
My first consideration is whether or not to hire a real estate broker to help me
sell my home. I make that decision for each home separately, based on whether I want to take the time to do the work myself, the marketing, the showing and the closing activities, or whether I’d rather pay someone to help me get it done. Usually I compare it to changing the oil in my car. Just because I know how to accomplish that task myself doesn’t mean it makes any sense at all for me to do so. When I can pull into a facility with people waiting to get the job done quickly and efficiently while I’m on my cell phone working, well, it’s a no-brainer. I don’t change my own oil!
So, if a particular home needs my personal touch, meaning, if there are several different options that I’m considering to sell it, such as offering owner financing or a lease with option agreement, then I usually handle the marketing and closing tasks myself. I’ve found that real estate brokers are not as well equipped to take care of those details for me. But if the home lends itself to standard marketing and will probably sell to a buyer with cash or who is qualified for conventional financing, then I often hire a real estate broker and spend my time getting other homes ready to sell.
Sometimes I keep all my options open and sign an open listing with a few brokers, giving them an opportunity to sell my home and earn a commission on the sale, but only if they sell it themselves. With an open listing agreement I also retain the right to sell my home myself without the obligation to pay a commission to a listing broker. This is a good tool for anyone who has the skills to close a real estate transaction professionally, and I have used it with great success at 18002SellHomes in Oklahoma City on many occasions.
