More than ever it takes a lot of creativity and a little skill to sell my house quickly because I buy and sell houses as a real estate investor. Sometimes I buy houses to re-sell them, sometimes to homeowners and sometimes to another investor. I offer financing to homeowners so they can move right into their new house and make their monthly payments to me.
This saves everyone time and money in the closing process which means the
house can sell quickly because there is no mortgage company involved. Owner financing is a popular way for buyers to move into their new house and start making payments before they may be able to qualify for a conventional mortgage. It often works for me and for them to pay me each month for a year or two.
Arranging
financing for a home with my buyers is one thing I do to sell my house quickly when it works out for a certain house. But another thing that works well is offering to help the buyers move in. Of course I’m not obligated to help them move in, but I have a moving truck available and find that is sometimes a terrific incentive to buyers. When my moving truck can be used in our local area it is a popular item and everybody loves it! I’ve sold more houses to friends and relatives who found out they could get a new house complete with its own moving truck, so my moving truck definitely sells houses for me!
Here’s another idea that works well for me – I send invitations to renters in apartment buildings nearby when I hold an open house in their neighborhood. When my house is ready to be shown I send the mailing so the tenants and others receive it by the end of the month because they may be ready to give notice to their present landlord in order to move the following month.
It’s the perfect time for them to see my house and if they like it and qualify to buy it, sometimes I even offer to pay their final month’s rent in the apartment so that they can get started moving into my house right away. That is a popular offer, let me tell you! Getting buyers this way allows me to sell my house quickly and allows them to get situated quickly, too.
